Rents are high, and if you buy in or near the 19th ward (great area IMO) you have University of Rochester students needing housing.  

If the property is in a good location it should sell in 5 mins.A long time ago my uncle was an investor on the Ohio State University campus (Columbus, OH  great cash-flow market).

My wife however is still employed with a local university.

I am currently 20 years old and transferring colleges to Grand Valley State University. 

It's a bigger name University and I have seen plenty of properties that cash flow and I would bet appreciation will work out in the long run too, but of course, I am not counting on that part.
