If it gets rented the owner will update the listing with a new available date; if this moves by 30 days or more you can reasonably assume it was rented.

Once you have a few deals, like maybe 10 under your belt and they get to know you, they might be more flexible on how much they will lend.

Currently I am exploring investing in new construction rentals with the goal being to better calculate cash flow at the front end with maintenance/cap ex expenses being low for a prolonged period of time and predictable.

Starting with a turnkey cash flow rental is a great move for beginners.
