There is unequivocally a wide spectrum in regards to quality of underwriters.Certainly with a more automated process you would get rid of redundancy, which would mitigate some of the frustration.

Good, because that mental image is about as close as you'll ever be to getting your back rent.Just get rid of the tenant, put him into collections if that makes you feel better (don't hold your breath on collecting anything), and learn your lesson.

If this were a bad tenant, I may use it as an excuse to get rid of them by telling them the renovation will make the home uninhabitable and they have to move out.There are a lot of factors to think about, including state law, tenant sophistication, quality of tenant, your lease, etc.
