If you're going to hire a property manager, start researching those in your area. 

Drive by the property first or at least do some research so they are not showing you homes and investments that you are not going to even consider.

I’m early in the research phase but if other Canadian investors are open to sharing areas they’ve had success in, I’d love to hear about it!

I agree Cash value life insurance is a good idea and would advise that you do some research about them so you feel more comfortable with the strategy.
