It’s 14 years old and they quoted me $3000 to replace it. 

I do have a ton of fans including window fans so that is a help.Even the next guests were OK with it as we couldn't get it replaced in time.

Only had to Paint walls white, clean carpets and replace refrigerator What was the outcome?

Replaced all the baseboards.

We've replaced those with standard toilets so we can hook up directly to septic. 

He recommended replacing a sewer line.

This was my first real estate investment that I made a little over two years ago.Its a 15 year old home with hardly any maintenance issues so far,(I will probably need to replace the two HVAC units as they got old however they are still in great working condition.)1)I bought the home at $750k with 20% down payment.2) Property taxes at $1000 a month3)Home insurance about $150 a month4)Other utility costs around $200 a month5)I already paid off up to 60k principal6)There is lot of potential for appreciation in the near future but let's discount appreciation from the analysis.7)Once I move out the total rental income I will make on this property is $6000 (@ $2000 per unit)Is this a fairly decent cash flowing property?

@Shabreya BanguraDoes the house have an existing Hvac system that the new equipment will replace, or is it a new install?

However I have not yet settled on the exact type and location of the replacement properties.

It might be quicker with a better result to pull off all the edge tiles and replace them (do you have extra tile or can you can you get some more?).
