Because they are in a military town, I could have buyers for both without advertising, and our realtor in that area is a friend of the family.Maybe I will just hold these and find another way to finance #3.

If and when the buyer cashes me out, I have still made a monthly cash flow and the down they paid when they moved in.There are no realtor costs because the buyer/tenant is cashing out and they are refinancing.But all in all, there are some risks in doing deals like this.

I think you have pretty much answered your own question.The way I look at it, wholesalers were hard up to find sellers and deals, now they are actively searching for investors....Everyone can find deals now and most Realtors do shorts now.

This saves you time for the really profitable aspects of real estate investing.While all bird dogs are not Realtors, Realtors have a huge advantage over non Realtor bird dogs, for obvious reasons: They have access to the local MLS, FLMS listings, they know the neighborhood, they know how long the homes are on the market, they know what buyers are looking for, they know what it will take to get it in resale condition, they have access to motivated buyers and sellers or can find them for you.Without motivated sellers you can't put together real estate deals.

My commercial loan officer is contacting the realtor right away I am not that great reading the Preliminary, but has anyone ever had this happen and do you think this will be an "easy" fix or is there a strong possibility we will lose the house?
