The property is 45 minutes from where I live in a town that is growing and am very familiar with so I plan on doing most of the management work. 

I have plans for land I want to purchase to build self-sustaining animal sanctuaries with vet services, growing food for them.Also more land to build self-sustaining low income/homeless developments, with career assistance, training, garden including growing vegetables to get them on their feet and possibly into home ownership when they move on if they wish it and they can also pay it forward.

I am in this thing long term... at least at this time that's the plan.  

The deduction is maxed out at a rate determined by the interest income, 30% of the taxable income, and its floor plan financing income.

I don’t plan on trying to do all of those business ventures on the same parcel of land.

If shes onboard with your plan of taking out 50ish k mortgage and take the rest in cash then do that.

Try looking into zillow/Redfin and see what your potential rents you can get near the neighborhood by filtering the bedrooms/bathrooms of the intentional property that you are planning to buy.
