On repairs- one plus I have found in working in Philadelphia personally is that minor/cosmetic repairs tend to be very affordable- so I would run away from anything that may need new walls or fresh carpets/flooring- just be really careful about electricity, structural, wood rot, or places with TONS of windows (Some of the old houses have a million windows and replacing/repairing is super expensive) Good luck!

I got to know them on walkthrough, asked them about the house, the history of the neighborhood, and praised their flower garden, which it turns out was their mother's and they were maintaining it in her memory.

Some listings, the freshly remodeled ones or the true fixer upper/flips, are attracting multiple offers.Combing the MLS for properties that have 90+ days on the market is one way to find sellers who may be getting more motivated by the day.Since our market is different depending on what corner you're standing on, knowing what price range you're hoping to start at would help. 

I think the key is making the place look fresh and clean, not sparkling new with all new cabinets, counters and HGTV sparkle.    

Houston has historically been a strong market for garden-style apartments with value-add potential, and it continues to be a desirable location for real estate investment, particularly in the asset class and business plan you mentioned.

Coops & condos are a great way to get started, and there are many nice garden apartments in the area.
