Yeah here mixed reviews of investing out of state, from what I hear have to have stellar rock star of a team and property managers you can trust. 

Sounds like hard money/private money/fix and flip loan will be your best options here, not a traditional bank loan.

Hi Ty, Here's what I'd say for advice:- Understand the loan terms thoroughly.

I read a post on here that stated in order for it to qualify, the new purchase of the 1031 had to be of the total sale amount ($10M or greater). 

The only things that have been updated since living here has been the roof (but still leaks), the boiler (a reactive replacement after the kitchen flooded), as well as the floor kitchen cabinets (also after a major leak of which we mentioned multiple times) - which still kind of leaks.

Bring the accusations to the tenants on behalf of the other tenants, not with your own judgment, "Hey ____, I'm hearing that there are some issues at the property—speeding down the road, potentially folks living here who are not on the lease..." and just let them respond.
