Also I am about to procure a line of credit on some equity i have in a couple of properties, It will cost me nothing until i use it but is 100% liquid and can have it in my account instantly.

At the closing I received a credit for the sanitation bill.

vetting the ground partners is critical.I find it, well, if not humerous, maybe strange..but you have a landlord that bought a mid west 40k rental property and they want a full credit and criminal background on the tenant moving into their asset RIGHT ?

After two years, I've finally made it home and I've been working for 6 months, regaining credit and saving. 

I have 100k+ worth of cash and good credit to get decent mortgage.

Hi Kris - $40k is too small for most lenders, I would suggest a local credit union or savings bank.
