How clean is the contract, can you match the seller's needs (closing quick is not always the win, some sellers need a long close or use and occupancy - your job is to find out everything the seller needs to move and match it within reason), did you explain your proof of funds or pre-approval (FHA loans are looked at the wrong way by most listing agents, when you explain it as an investment strategy and that you can pay way more and there are no FHA issues in the home it can take the stress off, but it's still not cash).
