It's not like you are going to the casino every Friday to spend your paycheck on BS *ahem.* Granted I am glad that I am not in that bad of a spot where I am having to make "deals" with collections, I aim to keep my credit as high as possible.  

we do mid term fully furnished in Vegas and that has been a very good experience for us.

It has a pool, game room, laundry and it's close to the casino and downtown.

Listen to Spencer Cornelia's BP podcast - he tried to do a flip in Cincinnati from Las Vegas and learned some lessons along the way.You can only BRRRR if you find a property that you can buy way below market and add significant value to boost the ARV. 

My advice would be if I was to invest in MS gulf coast (which in the future I do plan on) I would invest in Biloxi (where all the casinos are, minor league baseball team, two of the largest car shows in the nation are held, and huge spot for MS schools and college spring break).
