Conversely I know of another company that specializes for retail in the 20,000 sq ft and under box size so they tend to do much better at managing it.Contrary to popular belief property management on commercial is the lowest return on time.

@Dan Deppen & @Chris Seveney Looking back there is a deferred balance listed, which (along with current principal balance), adds up to a total debt listed so it does look like it was modded.

You can buy roofing mat'ls at lumber yards and big box stores but there are also companies that specialize in roofing materials only.

If it's the florescent light boxes those are usually framed as a sub structure and it should be relatively inexpensive.

U can hire folks  you see those rubber hoses across the road attached to a little box.. thats how they used to do it.I bet now its just a camera and wifi.. 

Just trying to think out of the box. 

A good lock-box, perhaps with internet connectivity / a slick app to check on who is coming in/out.  

Box as part of the lease requirement.
