Scammers can hide behind e-mail, and phone calls, but video you can watch how they answer questions with their eyes and body language.I really do not know how people that consider doing this kind of stuff to people go to bed at night.No legal advice given.

To the south is Chatham, a decent area with great housing stock, nice neighborhoods and good commerce with malls and shops offering both employment and social amenities. 

I'm of the opinion that there's not a ton of morally black and white issues.Pricing is one of those things that is fluid and needs some feedback to confirm fair market price.I don't stress it - from both my time going out to do research on what places are worth on the front end, I assume that people shopping know that not every place they reach out on is a winner.Granted, there needs to be enough 'real' listings and non spam etc there to make a zillow or other place to advertise worthwhile to draw users.  

So if you shop well ahead of your sale so you've got the market where you're looking nailed cold.

I shopped specifically for brokerage firms that have a property management branch.

It simply needs to be already rehabbed and also rented out.So shop around on your banks.

@Stanley CrawfordFirst, there're LOTS of people who miss depreciation, and unfortunately even CPAs miss it, not to mention the franchise shops like H&R Block.

The taxing bodies each have to approve the offer, which taxes time, but they are only legally allowed to say no to the offer if I owe delinquent taxes or have had my landlording license revoked in that municipality.

One could say that should have been more aggressive in shopping and tried to buy a $120,000 house at $100,000 (e.g. by flyering or something).But here-in is the problem.
