This would appear to be a good opportunity for a wholesaler because maybe there are some circumstances that can not be overcome by simply working with an agent for example, tenants who are not paying rent, the property is an inheritance and the seller does not want to deal with deferred maintenance or as mentioned above, they are in pre-forclosure.

With this logic, it would appear that your sale won't go through.However, you mentioned that you recorded a Sheriff's Deed before the other transaction, which confuses me.

@Trevor Ewen:Thank you for your input.  60K appears to be a good cut-off, although I've seen units in Boynton Beach, FL listed on Zillow appear to look very decent that have been from 30-50K.
