The estimate did include:Exterior:- New trim around windows- Repair of one window (glass was cracked, looked like a baseball strike)- Deck repair (there are two decks, one off the master suite and one larger deck off the dining room.... both need minimum of power wash and paint)- ~$1,500 in lawn care, shrub trimming, tree trimming (it was pretty bad but would look amazing with some care) (this was my estimate outside of the GC estimate)Interior:- ~$3,500 for demo (my GC actually thought $6k but hires it out to 1-800-Got-Junk and recommended that I could find a less expensive option. 

I'd like to hear your ideas on how to best use this amazing opportunity.

He is a great guy and congratulated us on getting the deal and even talked about it in the meeting.A few days before the meeting, we had gotten a lead on a GREAT deal over in an AMAZING neighborhood that everyone around here will about knock each other over to come buy in.

You'll find amazing people and great advice on this site.As a beginner in RE investing, and if you are not a homeowner yet, I'll advice you to buy a 3-4 flat with a 3.5% FHA loan and if the building needs work, you can also do a 203K construction loan.If you work the numbers well, the additional rents could pay for most of the expenses of the building and you could live for free in the smallest unit.I bought that way and I have a lot of clients buying just like that.Let me know if you'd like to talk further!

It is amazing how a Bank will get new religion after dinking around for months with a relationship that has a lot of exposure and then they see half of the relationship leave.  

Its amazing how many negative posts and articles are written about mobile homes - obviously by folks who don't understand exactly how the business works.
