We are in the process of acquiring a small multi-family which will be vacant.

I'm just struggling with trying to maybe offer a meet in the middle deal, vs. my desire to acquire this property at $205K max.  

I would like to set up a Joint Venture fund to acquire poorly manged properties and turn them around.Where do I find JV opportunities to fund these acquisitions?

@Tammy Wise  It is always prudent to be able to make individualistic decisions, however, as you acquire more property you will find that it is easier and more judicial to make blanket policies for ALL your properties so that discrimination does not come into play.

I came here to learn specifically about wholesaling, flipping homes and acquiring rental properties.  

Also, seller financing intrigues me as a good low cost acquirement method, however it seems like it may be hard to come by in this area.

There is definitely equity in the property, especially if I can acquire B for a discount.
