@chrispurcell - I’m more concern about the well being of the home owner.

That is my major concern, my other is just the curb appeal.

Another thing that seems insignificant but can trip you up is cracks in the plates around your light switches caused by over-tightening the screws. 

Banks don't love when you do that and it may cause issues, so you may want to make sure the lender you use is ok with that strategy.

You have to be careful with rentometer, it is only concerned with bedroom and bath count. 

So my concern is whether or not adding other wholesalers to my list is normal?

As I explained to my attorney if the owner can keep her home then I'm happy for them.My concern was mainly as to what others thought about the deal and your experiences, per the commissioner with 30+ years experience he had never seen this happen before. 

Education is probably the key.Going forward knowing the answers to her concerns - and the ones she hasn't thought of yet - will go a long way toward understanding what REI is and what it isn't.Fear defeats everyone who lacks the knowledge to overcome their fears.Right now, of course, she's right: going into REI uneducated is an unwarranted gamble.
