I would suggest checking out all the local live events and planning your visit to look at properties around several of the local groups so you can attend and connect.In July - Mid-America Association of Real Estate Investors, the local Chapter of National REIA will be hosting a Vendor Trade Show, open to the general public as all meetings are, but this is our annual networking night with no speakers.

Many simply will only do it for their top tier clients and no way for a beginner.. they don't need to.. they leave those loans to the big box national lenders and focus more on business loans.. 

I'm just curious, if these kinds of funds are A) national, and B) willing to buy at thinner margins, are they your go-to buyers for properties that meet their criteria?

Spend some time calling local and regional banks (don't waste your time with the large national banks) and ask them right up front if they have an appetite for placing debt on mobile home parks.
