The rental market is flooded with the aforementioned remote tech workers and even more so by prospective home-buyers moving here with basically nothing to buy, so they end up renting while they wait for their turn to win the lottery.

Having a tenant in place isn't ideal but even if you could make the bare minimum of $5k or something that is still a win, especially if it's your first wholesale deal.
