As far as scalability goes though, which do you think wins, cash flow or appreciation?

The rental market is flooded with the aforementioned remote tech workers and even more so by prospective home-buyers moving here with basically nothing to buy, so they end up renting while they wait for their turn to win the lottery.

It felt as if some emotions got in the way and it wasn’t a win/win/win situation.

For the 97.00 I got probably 40 hours of training, all of the docs and cold call scripts, and yellow card and yellow letter wording I need. 

I did not have the reserves ready but I did have a credit card so that saved me.

Don't burn bridges to win a deal.

The first time this happened my PM company wouldnt manage a current tenant when they found out he had a pitbull so he got the dog an ESA card.. we couldn't renew his lease.. so he reports me to HUD..

@Laura Baugh Finley The midwest can offer several financial advantages related to lower costs of living so if you can maintain a high income by working remotely then you can win big.  

Having a tenant in place isn't ideal but even if you could make the bare minimum of $5k or something that is still a win, especially if it's your first wholesale deal.
