I'm glad to hear the first deal wasn't a total debacle, i've already weathered the cost of no tenant for some months.  

Tampa is booming and it doesn’t get quite as impacted by bad weather as Houston.

There has been a temporary bump in prices because of weather causing a shortage of buildable lots over the last year in the northern burbs. 

Inspection revealed the furnace had detached from the roof during the unusual winter weather we had earlier this year. 

One obstacle that will help if you can overcome it is resistance to debt.  

I am strongly considering the house hacking case on 3.5% down, just wondering about the possibility of longer term headwinds for the greater-NYC market if there could be a combination of 1. higher taxes after Covid to pay for state expenses2. demographic exodus in favor for lower tax jurisdictions, better weather, work from home permanence, etc.2.a. much of the office space in New York could become converted to residence and a supply glutJust some ideas, but let me know your thoughts if this is overblown concerns or valid. 

I was recently in Florida for 3+ months and now have been thinking, do i really want to deal with the snow and this cold weather.

@Christian Wilson top two reasons I bought in Smokys were high CoC and recession resistance.
