House located in very hot zip code .4 beds 3 bath 2010 sqf.started with 360k lowered twice.it had 2 open houses about 10 private showings but no offer.The last customer said that slope of the driveway not good.we put almost all money in this house and really tied up.going through stressful situation if anybody has any suggestions please. 

They stressed the annoyance in extra legal work for both time and money. 

Delaying the problem or trying to get the tenants to buy the home is quixotic,  pointless, and ultimately going to cost you more in terms of stress and money.

I know moving can be super stressful but it certainly sounds like you're starting to ask the right questions.

I cannot stress that enough as you can’t run a business out of area without one in my opinion .

Hi @Mo Muigai,Sounds like you are stressing out on buying two properties like you are about to marry two different girls and you don't want them to find out about the other. 

If it's not good (ie: you're the one being penalized), then make your move to negotiate the tenant out or accept that it's going to be month to month stress until the existing lease allows you to replace the occupant(s) with new.

There were other reasons for me to walk...all involved me getting the return on time and money I require, but, and this should be stressed, it's a Federal program and could have been modified to your benefit since I examined it.
