There are soo many scams out there you need someone to watch out for you and the tenants.Also keep in mind a local manager should also have great vendors relationships that prioritize their work orders. 

Starting off with a fixer upper in your area would be ideal, so you can keep an eye on the project and not rely on an agent/contractor to do this.

With prices as high as they are and income not keeping up I think more and more families will buy property together.
