If their reply does not include the word "marketing", I will go out on a limb and suggest that it probably is not a very good deal.My point is this, and @Aaron Mazzrillo sums it up beautifully on his podcast (37): to be a quality wholesaler, you need to acquire a higher level knowledge (via education and experience) of marketing, negotiation, appraisal, rehab estimates, RE contracts, and local real estate law & customs. 

We don't need anything fancy since we are a "fixer upper" couple and also don't want to invest much with the current economy.

I think for your stated goals, the advice you already received about buying a fixer upper as your primary residence it sound.

You didn't mention if the home that sold for 860k was renovated or in fixer upper condition -- it makes a big difference if you're proposing to buy the house at 750k.

Did you go the usual realtor/mls route or did you market for value/fixer upper type?

The building contains one upper unit, and one lower with an unfinished basement.
