While condos can offer a cheap way to invest in vacation rentals finding a unique property will be a great way to earn higher yields.

Some folks might operate differently or offer unique touches though, which is where a checklist might be helpful - things like wine on the DR table, bottled water on nightstands, coffee & creamers available...To get better performance and be on the same page, I also think it's important that you share the "why" behind some of your requests or feedback along with your overall vision and have them understand their role in accomplishing that vision or mission.

Maybe some niche program from some credit union but stand alone HELOC's at that LTV/CLTV just don't exist in the regular world.

They have no clue of the unique dynamic of the area and fail frequently because of it .

No because once it stops making money in that niche then I will be forced to switch it up to ltr.

Its a different niche in the rental world that can certainly be lucrative, but requires an adjustment to the standard procedure and a change for most in thinking.

My advice would be to find a property that has unique characteristics, those tend to do better.
