Who knows, you may even surprise yourself with your success!

I grew up in NYC, so rents going up was never unexpected, even if it was $100-$200 per year, every year, and if you bought something in the year 2000, I imagine you'd have made a fortune if you still owned it in 2022 and I'm sort of hoping for a similar experience with Chicago.  

By taking the time to do my due diligence and research, I can adequately protect myself from any surprises down the line.

Back up plans can be borrowing against the value of the property, or a loan if you had unexpected issues.  

He is a very generous person by nature so I wasn't surprised to hear he is allowing them time to move because he is single, doesn't need to move right away and is busy with work anyway.

First there is not a lot pf meat on the bone to cover unexpected costs, holding costs due to the dynamic market and the availability of trades.
