Please do not "advise" me to hire an attorney to do all the work as, in my opinion, it defeats the entire purpose of the Series LLC as a low-cost vehicle for a rental RE portfolio.

., I'm not manufacturing dynamite in my basement).In my opinion, unless you are engaging in activities that attract unusually high sources of legal liability you should be able to acquire more than enough liability insurance to cover yourself at much less cost and effort than what it takes to establish proper entity vehicles. 

Cost is determined by the number of properties and vehicles covered and the total limit of liability m2 cars, motorcycle, boat, 12 rentals and a primary for $3mil is about $1600.

Buy and hold rental properties are our focus, but we certainly wont shy away from others given the right situation once we gain a footing.We've known we wanted to use REI as the vehicle to reach our long term goals for a while, but we haven't really been commited to making that happen until recently (not coincidentally, happens to be about the time we discovered BP!).

Some of our inherited tenants use their "free" off street parking to store dead vehicles and junk.
