The STR market will absolutely come back, but it's tough to say when, and in my market is very easy to place LTR tenants  this time of year.  

It's an Act Of God, times are tough for everyone.

SSI, service workers, students, section 8, other??

I was able to lease out two properties this past week (with leases starting this weekend) to excellent tenants with stable jobs (food distribution worker/ truck driver, healthcare worker/industrial contractor). 

The contractor let me know last week they could not continue as they were having a problem getting the workers and some parts to get the electric hooked up the the new HVAC unit.  

I might suggest a bit more research in asking each provider some TOUGH questions as to HOW ACH and CC transactions are processed.In addition to trust but verify, my second favorite is "follow the money".

I’ve been a part time contract worker the past year and have done my taxes which show my Adjusted gross income as very low - 18k due to write offs and low income to begin ~45k.

Although I see this as a safe space, there will be many of us at different levels of our business (me a beginner), I would hope we are not continually shamed for vulnerability in the group and tough learning lessons.

Tough to tell age of those AC things w/out photos of the model , serial number, the sticker that looks important, lol ; If you already had the home inspection, did they comment on it?
