@Jay Hinrichs I've had it explained to me that somehow you can use this as a leveraging vehicle so not only do you get the returns but you can borrow off of the unrealized gains (the paper returns) and do it that way.

The Quitclaim would not be worth the paper it's printed on - in an ownership sense - since nothing transferred. it is the same thing that you want to record the Quitclaim from your relative - it doesn't mean much - and nobody will fight for clean title for you - it is not a Warranty Deed - only that your relative gave up his interest - you do with the property as you wish, but they will not defend the title on your behalf..Title companies that a future buyer will contact for a title policy will then see your Quitclaim filed on the property - from who?

Also anyone who says they need money up front to prep paper work that's RED FLAG... title companies and attorneys for their reputable repeat lenders will do this work and get paid on the HUD prepping loan docs is super easy and not expensive for these folks its simply a DT or mortgage and Note and many times the lender has their own in house prepped docs they simply ship to the title company..
