@Audra Luther I'd be very careful to sell a property in a nice market in Oregon and buying in a "cashflow" market. 80K won't allow you to get much scale, which is what you need in order to be successful and have consistent cash flow in those types of market.

You have to consistently follow up in a meaningful way and you will get deals.

There are plenty of bad agents that will make you look good if you are consistently doing the right thing.
