I also have electronic lock boxes and can grant a temporary pass code for the lockbox that would grant the vendor access if the tenant is away (usually they are at work when the vendor would be able to go in) but then the code will be deleted shortly afterwards - since I put this post up I have been looking into that and think it could work granted I would need to provide the necessary notification. 

Its getting harder and more mentally and emotionally demanding to meet expectations.

Hopefully that means I've put enough time into research to analyzing deals to not get emotional when the right one comes along.

I just make sure to keep some extra padding in my numbers and not let emotions into my analysis.

@Kevin Leahy is right about how to house hack in DC and he's also right about me crushing it :]If I only had $20k and wanted to house hack in DC I would buy a one or two bedroom condo with a low fee in a nice, easy to rent neighborhood (Logan Circle, Shaw, etc.) and partition off part of the living room area with temporary walls and sleep there myself and rent out the real bedrooms with the goal being to cover your PITI and condo fee, maybe even make a little money in Year One if you buy right.
