If you didn't sign that release then yes I would say you should hold them accountable.Since you did sign that release they are technically not responsible for the damages now.

Setup time to speak to a few of them to learn more about their model and get a feel for how they answer your questions, how they treat you during the call.Be prepared to share your net worth, income, and investment history with them if you want move forward.For the ones you like (after speaking with them), maybe have them send you example investor communications on prior deals so you can see how they communicate to keep investors informed.Once you've narrowed it down you'll want to further evaluate the sponsor Track record, references, etc.Have them present a past deal in detail to try to understand their assumptions, are they conservative, etc.You can use the BP Tenant Screening tool to get criminal and credit history.

Having said that, it’s a great program with some incredible time-saving tools that I haven’t seen anywhere else, in-person workshops that give you time to talk through details and personal applications, not just the investing overview you received, people who are a phone call away to talk you through deals when you get stuck, and a great network of like-minded people.

The bank could finance it at $125k because the apprasial came back great, but its this legal technicality that is costing me $8k ($10k less the $2k decrease in the 20% down payment).I already tried getting A and B to change the sale contract to $125k including fees, but A didn't want to change anything.
