--You can easily buy fake paystubs & W-2s off the internet, that are generated by Quickbooks, so they look 100% real.

The property tax rates are 2.72% and 2.78% in Indy and my last increase was 17%.

I hear a lot about ways to 'off set' your W-2 income etc..  

I am looking for a CPA recommendation in the Michigan area, who has extensive experience/knowledge with real estate taxes. 

I'm trying to figure out how to use opportunity zones to defer and minimize the tax impact.

@Vikram Puri - CT taxes are very high, but if you are going to invest in the state, Hartford is not a terrible focus area.

If you didn't notice anything during the inspection process pre-closing, or just weren't looking for any smoke smells/damage, try to get over there ASAP to check for it (changing out the furnace filter is always an easy and valid business reason to stop by).All that being said, I can't stress enough the importance of getting off on the right foot with inherited tenants. 

I'd recommend looking at larger deals and talk to lenders that work in the space in general. we do smaller tracts of infill land downtown but most of those are also better off by going vertical as well depending on the street they have frontage on. 

@Bob Asad since you've lived in it for the two years you could potentially qualify for the 121 exclusion, giving you $250,000 of the gain tax free ($500K if married) like @Jeremy Ellis said. 

Buy a volt meter and check to make sure your electricity is OFF before working on anything - the amps from the main panel can kill you - don't be stupid.
