If you want to have your choice of tenants, price it to be a good deal.  

If an insurance company doesn't believe the heat pump is sufficient, then it probably isn't. 

If I were you I'd probably just blow cellulose, unless at some point you wanted to duplex up and wanted to use that space, then maybe sprayfoam would be the right choice.

If you are self sufficient, then hanging your license with a big firm who takes big chunks of your commission is not necessary.
