To the point about roommates, while YOU may be a great landlord, steady income, and great roomate Other people can be a liability at times, somebody loses there job, jealous ex comes into the picture, somebody gets a cat, etc.I purchased my first house that I am house hacking w 2 roommates and my gf and these guys are some of my best friends so its been relatively easy. but theres always some headaches and things come up in other peoples lives.

So as far as appreciation potential I would say Galveston is like Houston in general - moderate but steady growth currently, with the potential to ramp up quickly if the energy economy starts booming again.
