Just starting out and looking at STR with Airbnb and VRBO.

I've been with RR since they started this promotion. 

We fired the PM the next day and started self managing our properties and haven’t regretted it.

I prefer a PM that charges a flat fee, but many seem to charge a percentage of the rent.In addition to how much, I'd ask the PM how long it takes them to find a tenant and when they start advertising. 

Believe it our not, we still have a lot of success with Craig's list, though not sure if it'll work with newer build assets.I would try to build relationships with businesses that your residents use, such as pet stores, restaurants, dry cleaners, etc.

Does anyone know if they release the house after they finish selling or building the remaining homes? 

I see a lot of people self-sacrifice, which I try to avoid along the journey to the top.If you aren't stuck on staying downtown Chicago, I'd consider finding a condo along the Blueline, but it would likely be in a smaller building (2-4 units. 

I agree all deals are slightly different and that makes a standardized system harder to implement but I started a living document to guide us through the wholesale process.
