If it isn't I think I would keep the rent competitive, and the basement would be a feature that makes you stand out.  

I use several sources, including wholesalers, to find properties for my investor clients, and I usually get more good deals off MLS than any other source.Having said that, I always have to pick through a lot of chaff to get to the wheat.

Honestly both are not a good source for leads.

My problem is, I found a beautiful home (at least "I" think its beautiful) with some nice features that needs a little work.

Look for the map feature which breaks down individual subdivisions by things like income (not crime unfortunately). 

Also use the search feature to find previous conversations on the subject to get you kicked off.

Only other advise would be to talk to at least 3 sources that confirm you can raise the rents and how much before you proceed.Also, don't be afraid to raise the rent.

What are some other sources I could learn from in the next 5 months (specific books, supremely helpful blog posts that I may have missed)?  

Is it a trustworthy source?

I reviewed about 4-5 different sources for an application I was developing and it seemed like most of them asked for this information.
