I suppose some situations that are well defined (like a clear "one time" deal) and involve sophisticated parties (that know the risks) may work, but if you can stand on your own two feet and make your own deal, all the better.

If you're at the point of looking at props for purchase (as opposed to just generally 'talking' with them about their product) then you should have received a spreadsheet or other specific pro forma ROI calcs for any property you conveyed interest in.

People generally prefer wood (or wood-like flooring products - lam, LVP, etc) these days, and in a decent neighborhood, the increase in rent you get from having the wood will probably drive your rent up enough to cover the cost over the course of a few years.

I think it's high but in the same breath if you've got a group of talented deal finders and offering 1k per deal will motivate them to really hustle for you and it boost their production it might be a cost worth paying, I guess time will tell you if it's worth it!
