I'm coming at this from the lending side, so bear that in mind.I was curious to know what are some of the strategies and struggles that you use and face when it comes to financing your properties?

It's a bear to get someone to turn over (clean etc.) the unit each and every Saturday morning. 

Sure, some investors make sizable returns on land and other non-cash flowing real estate, but they also bear much higher risk in doing so.That said, for investments in my Solo 401K, appreciation (i.e. risk-adjusted IRR) is my primary investment objective, while I prioritize cash-on-cash returns in my non-retirement investments.

Can be a bear when managing remotely, the vault lock seems to be a solution to that! 

Or, side question, anyone who gets frequent bear visits and has a hot tub have a good strategy for keeping the bears from destroying your hot tub cover?

So far so good.After I uploaded the photos of the checks from the tenants, the tenants get an email have them e-sign an application for an account, then they deposit the funds from the check into that account, once the deposit clears you get a "secure email" (actually the more frustrating part of the system) that has a PDF attached which they ask you forward to your tenant.The language is:"As required by law, the following interest bearing savings account has been opened in your name to hold the security deposit and/or last month’s rent paid under your current lease at: [redacted] You will receive an interest check at the end of each year of tenancy, which will be automatically mailed to the property address listed above. "...Some information about the tenant, myself, and the bank..."
