Not urban enough.

While it may seem gimmicky at first, it really isn’t, as it is rather a trick played on your mind.Since we are a society focused on instant gratification, we simply want to believe that the results can be obtained in just six minutes.

When I started out, I started in the urban areas of New York City and New Jersey. 

@Javaras Thomas Here is a detailed overview of all Ohio MSA's and secondary markets in Ohiohttps://www.biggerpockets.com/...We typically avoid markets that have a population loss...Cleveland, Dayton, and Toledo...unfortunately, are hemorrhaging population...and along with it, possible economic downturn...I think Cincy and Columbus are your best options...I'm not sure you can go wrong in Columbus...That said, you can do well in any of these locations...we are in a housing crisis...as a society, we are unable to house folks very well...if you have a C-class rental that is safe, clean, and appropriately priced, you will have a waitlist...I'm not sure why people that don't immediately need cash flow place so much emphasis on it, but ultimately, the reason to invest in real estate is equity...long-term buy-and-hold rentals....you can do that anywhere in the country.

The latter can have a huge influence.I am of the opinion that Europe has been taking its medicine the past few years by making efforts to reduce government debt and the burden on society.

I can confirm the influx (although I hadn't quite realized the extent of it) and the popularity of the urban core.

Some posts above identified criteria used by an appraiser - but some of the criteria (such as proximity) can vary; the example given were urban (0.5 to 1 mile), but another post used a larger distance since that would be appropriate for a more rural property.

. # of guests and pets should be easily determined by the booking criteria, and as John said there are exterior cameras to confirm.These questions make more sense if you have some urban party pad, but that’s outside my area of expertise. 

That is why I don't invest there: I do SF only, and it doesn't make sense in Manch-Vegas.One thing that can trip up people from more urban areas is thinking that small towns and rural areas must all be "OK", from a poverty and crime perspective.
