I personally would recommend looking into BRRRRing and flipping houses so you can leave and rinse and repeat your capital as much as possible.I would recommend working with a good investor agent and other wholesalers.

These areas you are describing rarely appreciate, so the pricing is low and you can cash flow, but, as I said, at the end of the day, it is very hard to manage these types of properties.
