Evaluating investing in multifamily & single-family homes in San Diego, however, from podcasts and seminars I have started attending, many investors mention San Diego is not the best market for this.

Which city in bay area is best for investment upto $600,000 with small cash flow positive ($100-$200). Hoping for asset appreciation and can hold for 10 years.  

The University area is very good to invest in with decent returns and a safe bet

I think you best bet on a smaller sized multi-family in this case is to allow tenants to connect their own washer/dryer for a fee or just charge slightly more rent for the convenience rather than buy coin-op machines. 

I currently invest in both, the path of progress are great but you are betting on the actions of others, so while the pay off is potentially huge, it sometimes doesn't work out as planned.

If you drive through the Nations it looks like every single lot is being developed, but the size of the Nations area vs East Nashville can’t be compared.

I have some experience with single family, but wanting to get into multi family.
