Watching the day-to-day moves is fine if you’re a nerd like me, but for most, keeping up with long term trends will serve much better.That said, market shifts can appear out of nowhere if you aren’t looking for them.

If your properties go into default for lack of cash flow in August/Sept, have you really served your tenants' interests? 

Over the past 15 years, it has served as a great vehicle for saving money due to its automated nature.

The court basically said the tenant wasn't a "holdover" because they were never served notice by the Landlord.As long as you follow the rules and serve proper notice, you'll have grounds to consider them a holdover tenant, charge 2x the rent, and evict.

The LLC will then be disregarded for taxes and serve purely for legal protection if operated correctly.

It's a working town that serves the port and surrounding business, but it is also going through it's own revitalization. 

A few that I'm involved with go live and host Friday Happy Hours or Lunch and Learns that have served as a great light and fun way to connect and stay engaged. 

Specific wishes may be better served by a trust, otherwise a LLC would suffice.

Everyone has their own system, this is a glimpse at mine, and for the most part it has served me well.
