That’s why I’d like to find a realtor in my area that can help me find best most hassle free option that’s available at the moment in our market.

Right now I lean slightly more on being in a better area primed for appreciation than the cash flow at the moment which I really feel will benefit me way more in the long run. 

These properties have appreciated, but are not cash flowing at the moment.  

I just so happened to be getting my life together during this time and had the down payment available, I saw this as an opportunity to own my first home (living quarters) and add some income while learning how to be a landlord.I got a little to wrapped up in the moment and now realize that I purchased 4 trailers, 2 of which are mostly decent (all older than 1997 and single wides), and 2 are in need of renovations.

You can ask them if you're already going to call about the parking, but they're inundated with permit requests and approvals for Cat 3 properties at the moment. 

By the way, you finding good returns in az at the moment?

I have it installed in my entry way, kitchen, and utility room and have never had an issue with water intrusion, nor with sun damage (kitchen flooring always has sun shining on it).
