Also, If you are jacking up the house or replacing parts of the foundation watch out for other damage like cracks in the walls or windows breaking etc. from the shifting.

The recent shift we have seen however has been that now instead of the majority of properties being sold from $20mill+, now the investments are being made in the $5-10mill range and turned into rental properties.

I put everything into the P&L in expense accounts until the end of the year, then I do a journal entry to shift all the necessary items over to the balance sheet before tax time.I used buildium for quite a while to manage tenants and gave their finance tools a try but found I was simply more comfortable with quickbooks.

The seller's best hope is a newbie that doesn't know better comes along and shifts his problem onto themselves or a 1031 exchange buyer that has a lot of equity to place and doesn't mind clipping a coupon for the next 5 years buys it.
