If you buy late in the year you will have the benefit of the homestead rate for the Winter taxes (bills are usually sent in December and payable through February) but the homestead rate will be removed at the next billing.

If you failed to give him a forwarding address then he mailed it to the rental unit address and if you filed a USPS new address, it would have been sent to that address most likely taking much longer.

You can tell if someone opened your sent email and if you are sending email from outside Insightly you can bcc: directly into a contact, or lead or opportunity.

So I sent in my contractor to inspect and see what's going on.When he came back and reported the property was in good shape and total estimated repairs would be under 10k,I wondered what could account for the low list price....and why the property was still on the market after 45 days in a hot market with all these eagle-eyed investors focused on the Jacksonville area...Then I went to look at it myself.Property was right under the I-10W but most of the traffic noise blew right on top of the building and you could hardly hear the traffic.Here was the kicker for me:There was already a long term tenant in place paying $800/mo with no rent increase in the past 5 years....and he didn't want to move.Long story short,I offered 50k,sellers countered at 55k.Deal done last week.I sent a speculative notice to tenant raising rent to $975/mo 2 days ago and received a signed lease back within 24 hours!

Tenants should always turn on the bath fan when showering, etc.If you search on here there's a very good clause to include in your lease regarding mold sent in by a sharp landlord.

If the inspection was done any repairs that were needed could have been sent via pictures with the offer to the bank so the bank would know what condition the house is in and would base their decision on the repairs.

The seller explained that there are liens and that he was willing to let it go for the amount to cover the liens.I was able to confirm the liens due with the county so I sent the seller the contract with the amount.Before he is willing to sign it the seller told me that his attorney advised that I call him.
