I would never compromise my screening for a tenant wanting to sub let.

I believe we have been successful with our renters because we screen big time, turn away a ton, don’t make decisions based off the heart but rather by gut feeling mixed with facts and looking a person in the eye.

You need to keep it cut better "the neighbors are complaining".Then ask is everything alright with the property, anything needing fixing, (any broken screens) and leave it at that.Then in 2 weeks if it's not cut, go knock on the door and tell him the same thing.If its still tall after that think about replacing the tenant.Just don't go in with a laundry list of ToDo's for him.
