I've never worked on mobile homes but on rental houses I go next size down and put in wood material (shims and small boards) to fill the gaps and create something solid to screw through the window into the frame, then fill the gap with spray foam and wrap over with aluminum.

Since I don't own a texture spray gun anymore I just do a "random" drag on mine, no 2 square yards look alike.I just take a heavy texture brush and dip it into slightly thinned joint compound and "splook" it onto the ceiling.

Consider you will have to replace bedding every time someone leaves (which will be frequent), provide initial linens, constantly spray/bait for pests (especially bed bugs), and will have to abide by an even stricter set of occupancy rules.

If you are here in the Salt lake City area, Use KSL classified to post the ad for rent, which goes through Rentler, and they have an option that you can ACH your tenants rent out of their account and into yours.

If you need the services of a real estate agent, any worth their salt should require a pre-approval at minimum to even take you out to see houses...unless you already have established a relationship.

From what a couple of lawyers told me is that on paper a Series LLC looks and sounds good it hasn't been tested in the court system and the jury (pun intended) is still out with regards to how viable it is for asset protection.Of course this may be that the lawyers I spoke with can charge me more to establish multiple LLCs than just 1 series so take that with a grain of salt but I erred on the side of caution.
