Time estimates for materials extended as the year went on, should have ordered earlier for cabinets, countertops, etc.

Hey BP team,Currently doing a remodel of a property I own in San Mateo but the contractor just sent an overall budget for everything but didn't break down labor vs materials. 

COVID was not a major issue as all materials were purchased prior to.2.

If a sponsor's materials show gross/project returns, I will not invest.  

For example, there is no insulation under the floor or around pipes, part of the roof needs repair and half of it appears to have 3 layers of roofing material, single pane windows presenting a moisture problem, some failing siding, etc. 

Dwelling limits - the amount provided is system generated - calculated by sqft and building type/material.

Ask them what materials they will need to get the job done.

You'll need some new OSB as well, so I would say a grand in material including supplies and probably 3 days or work for two carpenters.

Material costs is 4 times higher now vs 2004 so it will be hard to make the numbers work.
