Real estate agent game is all about connection and people, so pictures are pretty much a must in my opinion.If looking for retail clients, sellers especially, a line about "find out how much your house is worth for free from a real estate professional, zillow does not give you the whole story"

Right now, no one knows the value of retail as an example.However, this reinforces a couple of things:1) Understand the return on your investment and be realistic2) Realize return is based on two things: Operating income and equity growth (price appreciation)3) Make sure you're making good operating income from DAY ONE.4) Next five year probably not real good for price appreciation5) Manage your debt wisely since it is an "expense".

I understand that the debt will be calculated using my current mortgage and car payment (hopefully all credit cards will be paid off before I apply, and I have no student loans/alimony/child support/medical debt/etc...).In 2019 I had a retail job which gave me a w-2.
